Twin Falls FSA Newsletter on “Selling Land”

I just received a newsletter from Twin Falls Farm Service Agency (FSA). It included an article about some issues to be aware when selling farmland that is in a Conservation Program. The article said, “If you are planning to sell farmland, there may be some program consequences you should be aware of. Fore example, if you’re planning to sell land that’s enrolled in the Conservation Reserve Program, the buyer must agree to continue the enrollment. If the buyer doesn’t want to continue the CRP contract, you might have to refund all the payments you’ve received to date.
Reviewing program implications with your local Farm Service Agency staff before completing a sale of farmland is always a prudent precaution.”

Homebuyer tax credit extended and expanded!!!

“The legislation also would extend the $8,000 homebuyer tax credit to contracts signed by April 30 and closed by June 30. The controversial credit, which many say has boosted home sales in recent months, was set to expire after Nov. 30.
The bill also creates a $6,500 credit for those who buy a home after living in their current house at least five years. That measure would apply to contracts signed by April 30 and closed by June 30. The current credit defines a first-time homebuyer as someone who has not owned a residence within the past three years.” Read entire article.

North Canyon Hospital Progress

The construction of North Canyon Hospital in Gooding, Idaho is on schedule for ribbon cutting in February 2010. This new facility will be a great asset to Gooding County and the surrounding area with the availability of surgery, and a more speciality diciplines offered. They are putting on doors, doing tile work, and starting the landscaping. Parking lot asphalt is also complete.

Fly Fishing Rejuvinates

My love of fly fishing gives me a chance to get away from my real estate business and rejuvinate my mind and body. One of the places I love fishing is Yellowstone Park and the surrounding area. Having fished the park multiple Memorial weekends, in July, and also in the fall, I have to say that my favorite time is the fall. Especially when the elk are in the rut and you can listen to them bugle and watch them trying to keep their cows in the group.

Hagerman Wildlife Management Area Hunt for First-Time Hunters

The Idaho Department of Fish and Game is offering an opportunity to participate in a youth hunt at the Hagerman Wildlife Management Area. Great use of our licensing fees!!! The Idaho Department of Fish and Game is offering a waterfowl hunt for first-time hunters in November at the Hagerman Wildlife Management Area.
This hunt is open to all 2009 hunter education graduates who are 10 years or older. Prospective hunters need to apply by Oct. 1. More Information

First-Time Homebuyer Tax Credit

The time to qualify for the First-Time Homebuyer Tax Credit is running short. You must purchase a home before December 1, 2009 to qualify. That means that you have to close by November 30, 2009, not just have a contract to purchase. If you are going to finance your purchase, it will take 30-60 days to close on your purchase depending on the type of loan that you get. There are only 81 days left. Twin Falls County Labor Profile

According the the Idaho Department of Labor “Twin Falls County has had a strong upsurge in retail and service jobs as big box retailers converged around the entrance to the city and on its main artery”. Their charts indicate that the Twin Falls County unemployment rate for August 2009 is 6.7% which is 2.1% below the 8.8% rate for the State of Idaho. Read the Twin Falls County Labor Profile

Gooding County Labor Profile

The Idaho Department of Labor reports in their Gooding County Profile that “the improvement in the unemployment rate and civilian labor force has been remarkable in Gooding County over the last 10 years.” Their charts indicate that the Gooding County unemployment rate for August 2009 is 6.4 which is 2.4% below the 8.8% rate for the State of Idaho
